The legal constitution of a Community of property owners requires specific knowledge and experience. Brisasol understands this process:
Prior action:
- Review the Horizontal Divison Contract and New Construction contracts.
- Create a database of property owners (buildings, coefficients, ownership and addresses)
- Invite to property owners to attend meetings.
- Draw-up annual budget outlining expected costs.
- Contract electricity supply (to stairwells, basement, and garden area)
- Contract water supply (to stairwell, pool, showers, garden)
- Contract telephony service.
Hold the meeting which will formally create Community of Property Owners
- Welcome, presentation and introduction of the Constituting Act, outlining the legal process required for the establishment of a Community of Property Owners
- Select members of the governing comittee.
- Present Brisasol´s proposal offering its administrative services, outlining Brisasol´s duties.
- Present the proposed annual budget.
Post-Meeting Action:
- Notarise the Minutes book in the corresponding Property Registry.
- Transcription of the Constituting Act
- Apply for a NIF from the Delegación de Hacienda on behalf of the Community.
- Open a current account on behalf of the Community.
- Send a copy of the Constituting Act to each property owner.
